VA Announces New Fannie Mae Appraisal Report Requirements 
The U.S. Department of Veterans Affairs announced Sept. 2 that it now requires appraisers to include Fannie Mae Form 1004MC, Market Conditions Addendum, in all VA appraisal reports.

Fannie Mae created Form 1004MC to address ongoing conditions in the real estate marketplace, specifically requiring appraisers to document an overview of neighborhood conditions and trends. The form includes more appraisal requirements than required by the minimum standards set forth in the Uniform Standards of Professional Appraisal Practice. 

The VA said its announcement brings it in alignment with industry practice. 

The VA is accepting inquires about usage of Form 1004MC via email to colenders@vba.va.gov.
